Debt consolidation is not always the most suitable option, consolidating debts must be carefully considered. A lifetime mortgage is a loan secured against your home. It may reduce the amount of inheritance you leave to your beneficiaries and it may affect your tax position and entitlement to means-tested state benefits. Check that this will meet your needs before proceeding if you want to move or sell your home. When releasing equity, it’s tempting to focus on the immediate boost you will get from the money you unlock, but you need to look at how it will affect your future choices and financial situation in later life.

MORTGAGE PROCESS
Initial Fact Find Meeting - It’s good to talk
In this initial meeting we have a really informal good old chin wag about what it is you’re wanting to achieve both now and in the future. We look to manage your expectations by walking you through each step of the process and by disclosing up front how we work and why we need to obtain certain information. We evaluate how much you can potentially borrow, create a monthly affordable budget by fact finding details such as your salary, your regular outgoings and your personal circumstances. This also includes our Money Maze that clearly shows the compulsory and relevant protection you will need to put in place in relation to having your own home
Documentation & Advisor Research - We do all the leg work
Once we have the relevant information from our first meeting and documentation from you, we will go to work researching available products and lenders to suit your individual needs and affordability. Michelle has first class knowledge of current mortgage products and as such has access to a comprehensive range of leading lenders across the market.
Recommendation & Agreement in Principle – Moving things forward
In this follow up appointment we will demonstrate without the use of complex language our recommendations and quotations for both the mortgage and protection. This will involve a full walk through the quotation documentation and things such as, why that particular lender, provider and products have been recommended in line with your personal requirements, the costs involved and what the next steps forward are in your journey. We will then look to obtain an agreement in principle from the recommended lender, as this puts you in a good buying position if purchasing. No data is passed on to any third party without your prior consent.
Mortgage & protection Applications - The exciting bit
By this point, we aim for you to feel 100% confident enough to go house hunting! Once you’ve found a property that is ‘the one’, we can look to help you negotiate a price with the relevant estate agent or put your offer forward on your behalf if required. We will also supply the agents with the evidence they require, to confirm you have been advised and are in a position to proceed. Armed with your mortgage’s key features and financial illustrations and our full support we will, with your permission proceed with the full mortgage application, so we do all the boring paperwork, so you don’t have to!
Advisor Case Management - Seamless process
We have in place robust procedures and processes to make sure the progression of your mortgage application is as smooth as possible. This includes seamless communication with you, the lender, your conveyancer and even your estate agent so we can work towards successfully obtaining your mortgage and most importantly that new home or better deal.
Exchange & Completion - Final steps and the best part
At the end of the property sale, also known as completion, the money from the mortgage will transfer to the seller and ownership of the home will be transferred you, the buyer! Time to grab those keys, move into your shiny new home and enjoy a great take out, of your choice via ‘Just Eat’ courtesy of MMS!
